Our work moves through three coordinated phases: Preliminary Estimate, Design, and Construction.

Preliminary Estimate

Start with scope and a realistic range.

We begin by understanding the home, the goals and the scale of work. Before asking you to invest in detailed design, we provide a preliminary price range for the desired scope so we can determine whether the project and anticipated investment are reasonably aligned.

Design

Turn the idea into a buildable plan.

Design, feasibility and pricing move forward together. Layouts and architectural ideas are developed with structure, permitting, constructability and budget in mind, while materials and key selections are identified where they are important to the design and pricing.

Construction

Build with coordination through the final detail.

Before work begins on site, we coordinate the practical details needed to get construction underway. Once construction starts, TLC manages the work, coordinates the trades and keeps communication moving through finish work and punch-list items.
